How Much Does a New Boiler Cost?

Boiler replacement cost varies a lot depending on the type of boiler, whether it's a straightforward swap or involves moving pipework, and the property itself. As a general guide for a typical UK home:

  • Straightforward like-for-like combi replacement - usually the cheapest option, since existing pipework and flue position can mostly be reused.
  • Switching boiler type (e.g. from a conventional or system boiler to a combi) - typically costs more, since it involves extra pipework changes and sometimes removing a tank.
  • Relocating the boiler to a different room or wall - adds cost for extra pipework and a new flue run.
  • Larger properties (more bedrooms/bathrooms) sometimes need a higher-output boiler, which costs more than an entry-level unit.

Why quotes vary so much

Two houses with "the same" boiler swap can price differently because of things that aren't obvious from the outside - flue routing, whether the existing pipework meets current regulations, access, and the specific boiler model chosen. That's why a genuine quote needs someone to actually look at the property; anyone quoting a fixed price over the phone without seeing it is guessing.
